Ibadan’s bustling Dugbe commercial district is set for a major transformation following the execution of a Building and Lease Development Agreement between Connect Global Resources and Services Limited and the Opaleye Family for the development of a modern shopping complex at Ekotedo Area, Dugbe, Ibadan.

The agreement, signed in January 2026, paves the way for the construction of a purpose-built commercial facility comprising 28 lock-up shop units, aimed at enhancing organised retail activities and stimulating economic growth in one of the city’s oldest and busiest trading corridors.

Under the terms of the agreement, representatives of the Opaleye Family; Mrs. Oluremi Adejuwon, Mr. Abolade Opaleye, and Mrs. Oluwakemi Adetola Odunade acting on behalf of the beneficiaries of the Estate of the late Chief D.B.O. Opaleye, formally handed over possession of the land to Connect Global Resources and Services Limited as the project developer.

The parcel of land, located within the Ekotedo axis of Dugbe, measures approximately 383.442 square metres, reflecting adjustments occasioned by road expansion. A detailed survey plan indicating the present dimensions of the property forms part of the contractual documentation.

The agreement authorises Connect Global Resources and Services Limited to develop the land exclusively for the construction of a shopping complex consisting of 28 lock-up shops, strictly in line with the architectural drawings and designs annexed to the contract. The developer is to finance and execute the project entirely at its own cost while ensuring compliance with all approved specifications and relevant regulatory requirements.

Speaking through the project documentation, the development is expected to introduce a more structured commercial environment, improve retail standards, and attract increased business activity to the Dugbe axis of Ibadan.

Members of the Connect Global team present at the signing and formal handover included Olusegun Adebanjo, Managing Director and Chief Executive Officer; Arch. ‘Leye, Project Manager; David Adebanjo, Head of Publicity; Adesewa Adebanjo, Head of Marketing; and Babawale Lawal, Head of Media and Strategy.

The project, officially described as a commercial shopping complex, is designed to strengthen Dugbe’s position as a central trading hub while providing modern retail spaces for traders and entrepreneurs.

Following the execution of the agreement and handover of the site, both parties are set to proceed with the implementation phase. This will involve the completion of final documentation, site mobilisation, and the commencement of construction activities in line with agreed timelines and regulatory approvals.
